    Unless you have been living under a rock somewhere out in the wilderness, we all have been listening to the news of the crumbling real estate market. These news stories are in every periodical on a daily bases and is having a profound impact on the real estate market.

    However, this gloom which is quite devastating to homeowners is having a positive impact for real estate investors. We are truly experiencing a 'buyers market' due to the amount of under priced inventory available. This is probably the best market to buy and hold or flip.

    Economists are not able to forecast is how long this downturn in the market will last. Many predict the worst is still yet to come with the Adjustable Rate Mortgages' who's rates are due to reset in 2008-2009. In essence, the foreclosure market is about to reach its pinnacle.

    What does this mean for investors? Buy low, hold on & sell high. If you are an investor in today's market, you can pick and choose from inventory anywhere in the United States. For investors who are looking to buy and hold until this crisis is over, there are riches at the end of the tunnel. The pool of potential renters is abundant in many parts of the country. The number of rental applications which come across my desk were from first time homeowners who lost their home to foreclosure are tremendous. They are seeking a new start. Today, investors are making great cash flows from the buy and hold standpoint.

    What does this hosing crises mean to wholesalers? Well, the possibilities are endless as well. You are in the best position to have numerous deals under contract to wholesale to an abundant number of investors seeking undervalued properties. You will have the opportunity to make it a win-win situation for everyone in the transaction. Best of all, if the homeowner can avoid the effects of a foreclosure to his/her credit, it will benefit them tremendously. If you can learn the trends where investors are swarming for the best deals, then you can make the most of your assignment fees.

    Do not view the housing crisis as a time to pack up and leave real estate investing behind. This is the time to get the best deals in every market.
